Deposits & Cancellations A NON-REFUNDABLE deposit of one night’s stay is required at booking. The deposit is non-refundable under all circumstances. Seven (7) days prior to check-in, you are liable for the cost of the entire stay, regardless if your plans change, you leave early, or you decide not to visit. We will allow you to rebook your stay for a $65 fee if requested 7 days prior to your arrival date. You must accept the new rates. Your deposit will be applied to the new stay. This policy is applied regardless of circumstances.
Discounts & Promotions All reservations made with a discount or promotional rate are due in full at booking and NON-REFUNDABLE in their entirety. Reservation dates cannot be changed.
Check-in & Check-out Check-in is at 4:00 PM. Check-out is at 11:00 am. Late check-out is available for $100, if available.
Damage We understand normal wear and tear occurs via hosting guests at our property. However, we reserve the right to hold guests financially responsible for negligent damage. Unreported feces or vomit left on linens will incur an automatic $100 fee. Please report any damage promptly.
Smoking is not allowed on the property or inside any physical building for both the safety of our historic buildings and creating a safe environment for all guests. Specific exceptions may be granted by our events team for special occasions such as a supervised bourbon & cigar tasting.
Pets Our entire property is pet friendly! A non-refundable pet fee will be charged to the guest’s account upon check-in. We charge $50 per pet, per night. Limit two pets per room. For stays of 4 nights or more, guests will not be charged additional pet fees per night. Pets must be on a controllable leash at all times when outside the guest room. Guests are responsible for picking up after their pet in and around the hotel at all times.
Noise/Disruptive Complaints – barking and disruptive noises are not acceptable. If there are noise complaints from your dog, you may be asked to make alternate arrangements for your pet. Please do not leave your dog alone in a room unattended.
Room Rates Nightly lodging rates in all our rooms, cottages and cabins, are based on two person occupancy. Per the fire code, only select rooms permit more than two guests. We do not provide or permit cots, sleeping bags, cribs, or more guests than the fire department has permitted per room.
Occupancy Lodging rates are based on two person occupancy. Occupancy is strictly defined by the fire code. We reserve the right to ask you to leave and hold you responsible for your stay if you arrive with or attempt to hide additional guests in your room. Additional charges and fines may incur if you do not respect the occupancy limits.
Children Children under 12 are allowed in the cabins, but not allowed in the Farmhouse. Please call so we can help you find the best options for your family. If children arrive without disclosure or there is intentional misinformation regarding a child’s age, we reserve the right to ask you to leave and/or add additional fees to your stay.

Mary Mast’s Cottage Mary Mast Cottage located at 2564 Broadstone Road Banner Elk NC 28604 is owned by Mast Farm Village LLC and operated by Mast Farm Inn LLC.
Heritage Hill Cabins Raspberry Hill, Gazebo Cabin, Maple Spring, Uncle Earl’s Haven, Mam’s Refuge are owned by Valle Crucis Cabins LLC and operated by Mast Farm Inn LLC.
Accessibility The Blacksmith Cabin, The Woodwork Shop, and The Granary are the only rooms with level entry beds. The rest of our bedrooms are accessed by stairway. For access to the Valle Tavern restaurant located in The Farmhouse, there is a wheelchair-accessible ramp on the left side of the house nearest the parking lot. Our team’s goal is to implement ADA Title III procedures to the maximum extent feasible with the nature of our historic property. Please let our guest experience team know if there is anything we can do to support you during your stay or if you have any feedback or ideas about what would make the property even more accessible.
Minimum Stay We have a two-night minimum stay requirement for lodging on certain weekend stays (Friday or Saturday nights). Some holiday weekends require a three-night minimum stay.
